How homes are marketed in 2026.

For sellers deciding what actually moves listings on the coastal Orange County market. In this engagement, Tim acts as your Realtor, not as your attorney.

Marketing effectiveness varies by property, price point, market conditions, and buyer pool. Nothing here is a guarantee of showings, offers, or sale price. This is a working framework, not a formula.

Ten years ago a listing lived or died on the MLS description and a set of photos. Today the buyer journey starts on Zillow, Redfin, and Instagram; the first impression is a thumbnail and eight seconds of scroll time. The listings that win are the ones built for that reality.

What follows is my working framework for how I market coastal OC properties in 2026. Every piece is scaled to the property's price point and target buyer.

The modern marketing stack

📷

Professional photography

Wide-angle daytime interior and exterior. Twilight for signature properties. Proper lighting, sightlines, staging in frame. Photos are the single largest driver of clickthroughs on Zillow and Redfin.

🎤

Video walkthrough

60 to 120 second edited walkthrough posted to YouTube, Instagram, Facebook, TikTok. Buyers watch before they call. Video keeps buyers on the listing longer, which the portals reward.

🛸

Drone / aerial

Aerial shots for lot context, coastal proximity, and view exposure. Essential for coastal, blufftop, and larger-lot properties. Requires FAA-certified operator.

📁

Floor plans

Room-by-room floor plans with dimensions. Reduces "not a fit" showings and builds buyer confidence for out-of-area buyers who cannot easily tour twice.

🌐

Dedicated property website

Single-property URL branded for the address. Elevates the listing above a generic MLS page in searches and social shares. Standard for higher-price coastal listings.

📡

MLS + syndication

Complete MLS listing with correct fields, followed by syndication to Zillow, Redfin, Realtor.com, Homes.com, and dozens of regional portals. Fielding errors kill searchability; we fill in every field.

📱

Targeted social ads

Meta and Instagram ads targeted by geography, income, and interest. Buyers who did not know they were looking sometimes become buyers who are.

📩

Broker outreach

Direct email or text to coastal OC broker networks who represent buyers in your price point. Broker previews and off-market outreach where fit.

🏪

Open houses

Public and broker opens are still useful along the coast. Not every listing warrants an open house. We decide based on price point, condition, and neighborhood pattern.

What has changed in the last two years

What the marketing plan looks like for your home

Every listing gets a written marketing plan tailored to the property, the price point, the target buyer, and the current inventory. That plan is on paper before we sign the listing agreement, so you know exactly what you are getting.

I do not promise showings, offer counts, or sale prices. Marketing is one input among many. Price, condition, market conditions, and buyer sentiment all matter. What I promise is that the marketing effort matches the price point of the home and that you get weekly written updates on what is working and what is not.
